Property Condition Assessment (PCA)

Our PCA summarizes building deficiencies along with the current condition of the building. This will allow us to determine and estimate the budgetary costs needed to maintain the assets.

The inspection will consist of an onsite review and photos catalogue of the building and its surroundings including; parking area, roof area, interior and exterior of the building as well as internal components such as HVAC and Plumbing.

Our rehabilitation engineers provide extensive knowledge and experience in the investigation, assessment and repair of parking garages/structures, looking at innovative solutions from simple and complex problems. Parking structures are one of the costliest elements of building infrastructure. Concrete subjected to the elements and salts from maintenance/vehicles in the winter can accelerate the deterioration.
Our services include:

  • Parking garage condition survey
  • Chain drag and hammer tap survey
  • Concrete, chloride ion and carbonation testing
  • Expansion joint and traffic topping assessment

  • Reporting with repair options review and design services
